What this repair covers

Water damage repair is a demolition and rebuild job with a diagnostic front end. Before anything comes apart we establish where the water is now, which is rarely where it came in. Water travels along the underside of floor decking, down the inside face of a stud, and across the top of a tank platform, so the wet zone is almost always larger and lower than the stain you can see from inside.

Once the extent is mapped, the rest is structural carpentry. An RV floor is usually a laminated sandwich: a thin lower skin, a block foam or fiberglass core, and a plywood upper deck bonded into one panel. When that bond gets wet the panel loses its shear strength and the floor flexes underfoot. Skinning over the top of it does nothing. The panel has to come out to sound material and go back in as a panel.

Damage and failure modes we see

Every water job we open has a story written in the wood. The shape and location of the rot tells us where the water entered and roughly how long it has been running, and that changes the size of the repair far more than the size of the visible stain does.

Perimeter seam and corner molding failure into the floor edge

Sidewall to floor and sidewall to front cap joints are sealed with butyl tape under a screw-on molding. The butyl hardens and releases from the substrate over roughly a decade, and the screws holding that molding become the leak path themselves once the holes elongate from road flex. Water then runs down inside the wall cavity and lands on the outer edge of the floor, wicking inward along the plywood grain.

Owners usually notice a soft spot within a foot of a wall, or a slide floor that has begun to dip at one corner. Left alone the rot reaches the outriggers and the floor to frame fasteners, and a panel replacement becomes a structural repair with the body needing support before anything is cut.

Window and clearance light penetrations tracking inside the wall

Every screw through a sidewall is a hole. Window frames, clearance lights, ladder brackets, awning rails, and antenna bases all depend on butyl tape and a sealant bead with a service life measured in years. When one fails, the water rarely appears below the fixture. It runs down the inner face of the exterior skin and surfaces two or three feet lower, often at the base of a cabinet or behind a dinette riser.

The first symptom is usually a musty smell, not a stain. By the time the wallboard discolors, the insulation behind it is saturated and the bottom plate has started to soften, which is what turns a window reseal into a wall rebuild.

Plumbing and tank leaks working into the floor from below

Not all water damage comes from outside. A weeping P-trap, a cracked PEX crimp, a split city water inlet check valve, or a leaking tank flange puts water directly on or under the floor panel. Underneath is worse, because the lower skin holds water against the plywood like a pan and the panel delaminates from the bottom with no visible sign inside the coach.

The symptom is a spongy floor near the wet bay with no stain at all. Freeze split lines in a coach stored without being winterized behave identically, and often leave a much wider wet field because the line runs the whole length of the underbelly.

Slide out floor and wall rot at the seal line

Slide rooms carry their own water risk. Wiper and bulb seals ride against the sidewall, and once they take a compression set or tear at a corner, rain runs into the slide box instead of off it. Slide floors are typically a thinner panel than the main floor and they rot noticeably faster.

The tell is a slide that begins binding or drawing more current than it used to, because the room is no longer square and the rollers are dragging. Continuing to run a slide on a rotted floor tears the mounting hardware out of the deck and can crack the slide room wall at the lower corner.

Roof edge and vent flange leaks with a long dry run

A leak at a roof vent flange or the roof to sidewall edge often never shows in the ceiling above it. Water gets between the roof decking and the membrane, runs to a low point that might be twenty feet away, then descends inside a wall cavity. A ceiling stain is therefore a poor map of the damage.

We meter the entire roof deck perimeter on these jobs. Repairing only the room where the stain appeared leaves wet decking in place, and the ceiling panel fails again a season later at a different spot.

Condensation and vapor drive in a stored coach

A closed up RV condenses moisture on the inside face of cold aluminum framing and behind cabinet backs on exterior walls. It is slow, but on a unit stored for a season with the roof vents shut it produces surface mold on wallboard and softens the bottom plate the same way an active leak does.

The distinguishing sign is damage distributed evenly along exterior wall bases rather than concentrated below one penetration. It is also the one failure mode where the fix includes changing how the coach is stored, not just what we rebuild.

How we perform this repair

The sequence matters. We do not open a floor until we know how far the wet material runs, and we do not close one until the source has been proven dry under a hose test at pressure.

The process, start to finish:

  1. Moisture mapping. Pinless readings across the whole floor and lower wall with a Tramex style meter, then boundary confirmation with a pin meter such as a Delmhorst BD-2100 driven into the substrate. Readings get recorded on a floor plan. Sound plywood in this climate reads in the single digits to low teens; anything above roughly 20 percent is coming out.
  2. Extent probing and documentation. An awl and a borescope through a small access hole tell us what a meter cannot: whether the wood fibers are still bonded or have gone punky, and whether framing behind the wallboard is involved. Every cavity is photographed before demolition for the file and, on a claim, for the adjuster.
  3. Containment and removal. Flooring, cabinet bases, and wallboard come out. Where there is visible microbial growth we set containment sheeting and negative air with HEPA filtration before cutting, and bag material at the opening rather than carrying it through the coach. Wet fiberglass batt and block foam is discarded, not dried in place.
  4. Cut back and dry. Subfloor is cut to the nearest full framing member so the new panel lands on structure and never on a floating butt joint. Cavities get directed air movement and daily monitoring until the framing meters back into normal range. Nothing new goes over wood that still reads wet.
  5. Structural rebuild. Rotted joists, outriggers, studs, and bottom plates are replaced in kind. Wood framed coaches get exterior grade plywood to the original thickness, commonly 5/8 inch on a Class A floor and thinner on a travel trailer. Aluminum framed units get members riveted or welded to match the original fastening pattern. Laminated panels are rebuilt as a sandwich with the correct core and a structural adhesive, not filled.
  6. Source repair and sealant. Butyl tape renewed under a reset window or molding, self leveling Dicor over horizontal roof penetrations, non-sag sealant on vertical surfaces, and Sikaflex or an equivalent urethane where the joint carries structural load. We remove old sealant rather than caulking over it, because a bead over a failed bead lifts as one piece.
  7. Water test and interior rebuild. The repaired area is hose tested at pressure and dwell before any finish material returns. Flooring, cabinet bases, wallboard, and trim go back last, and we re-meter the whole repaired field before the coach leaves the building.

What this costs and how we quote it

Water damage cannot be quoted from a photograph and we will not pretend otherwise. The estimating unit is square feet of affected floor or wall area plus the count of framing members that have to be replaced, and neither number is knowable until the meter map is complete and the first panel is open. Every water job here starts with a paid systems estimate that includes the moisture mapping, the probing, and a written extent report with photographs by location.

That report is what the repair is priced from, and it is also what a carrier needs when a claim is involved. Long term seepage past sealant that was never maintained usually is not, and carriers separate the two by reading the rot pattern and the condition of the sealant at the entry point. Frequently asked questions

How do you determine how far RV water damage has spread?

We map it with meters before we cut anything. A pinless meter sweeps the whole floor and lower wall to find the wet field, then a pin meter driven into the substrate confirms the boundary with an actual moisture content percentage. A borescope through a small access hole shows the condition of the framing inside the cavity. Only after that map exists do we know the real size of the repair.

Can a soft RV floor be repaired without replacing the subfloor?

No. A soft floor means the laminated panel has lost the bond between its skins and core, and that bond cannot be restored in place. Adding a layer of plywood over the top hides the flex for a season while the rot continues underneath and spreads into the joists. The affected panel has to be cut out to the nearest sound framing member and rebuilt as a panel.

Does subfloor replacement require removing the RV interior?

Usually a large part of it, yes. Cabinets, flooring, and often the lower wallboard sit on top of the panel we are replacing, and slide rooms have to be supported or removed to reach the floor beneath them. We remove only what sits over the mapped wet field, label everything, and reinstall it after the water test. Full gut jobs happen, but only when the meter map calls for it.

How long does an RV water damage repair take?

Plan on weeks rather than days. A single wet corner with one joist involved can move quickly, but the drying window alone often runs several days before rebuild can start, and we will not install new material over framing that still meters wet. Larger jobs that involve slide floors, cabinet rebuilds, and refinishing run considerably longer. We give a schedule once the extent report is written.

Do you handle mold found inside RV walls and floors?

We remove and treat microbial growth found during the repair, working under containment with negative air and HEPA filtration. Wet insulation and affected wallboard are bagged at the opening and discarded rather than dried in place. What we do not do is issue clearance testing; if a job needs third party air sampling, that is an independent lab and we will tell you when it is warranted.

Will repairing the roof stop water damage that is already in the floor?

It stops the source but does nothing about the damage. Wet plywood does not recover strength when it dries, and rot continues in a cavity that stays damp even after the leak is gone. Roof work and structural work are two separate scopes done in sequence: seal the entry point, then remove and rebuild the material the water already destroyed.

Is a water damaged RV worth repairing?

It depends on how much of the structure is involved relative to what the unit is worth, and the extent report is what answers that. A localized floor panel with two rotted joists is routine work. Rot that has reached the outriggers, both sidewalls, and the slide boxes on an older coach can exceed the value of the unit, and we will say so in writing rather than start a job that does not make sense.

How do I stop water damage from coming back after the repair?

Sealant maintenance on a schedule is the whole answer. Every horizontal roof penetration, every window frame, and every screw-on molding on the sidewall is a joint with a finite service life, and inspecting them twice a year catches a failure while it is still a bead of sealant instead of a floor panel.
