The Hidden Signs of RV Water Damage, and How to Read Them

You open the door after two weeks parked, and there it is for about three seconds: that low, sweet, basement-like note that fades as soon as fresh air moves through. You tell yourself it is just a closed-up coach. Then you shut the door, run an errand, come back an hour later, and it is there again, stronger. That returning smell is the single most reliable early sign we see. Nothing is stained yet. No ceiling is sagging. But something inside a wall or under the floor is wet enough to keep feeding the air.

Why does the musty smell come back after you close the coach up?
Open coach, moving air, and the smell disappears. Close it up for an hour and it returns. That pattern matters more than the smell itself. A dry RV that simply sat still smells stale and neutral. A wet one smells organic, slightly sweet, a little like a damp cardboard box, and it rebuilds that smell fast because the source never dried. Try this: close every window and vent, leave the coach shut for two hours on a warm afternoon, then open the door and inhale at knee height. Water sits low, and so does the smell it produces.
Where does an RV floor go soft first?
Take your shoes off and walk slowly, heel to toe, with your weight on one foot at a time. You are feeling for flex, not for holes. Healthy RV flooring feels dead solid. Damaged flooring gives a few millimeters and often makes a faint crackle, which is the luan face ply separating from the foam or plywood core underneath. Pay attention to the transitions, because that is where fasteners, seams, and drainage all meet. - Under the refrigerator and behind the roof vent chase in the bathroom.
Why do window and vent corners stain before anything else?
Look at a window frame from an angle, with a flashlight held almost parallel to the wall. Stains show up as a slight color shift and a texture change long before they look like a stain head on. The lower corners go first for a simple reason: the frame is a rectangle sealed with butyl tape, and water that gets past the top or the side runs down inside the frame channel and pools where the vertical and horizontal legs meet. That corner is the low point, it holds water longest, and the wall board behind it wicks. Vents behave the same way, with the downhill corner staining first.
Then look at the screw heads in the paneling. Dark rings around a screw mean water reached the fastener, the steel corroded, and the tannins bled into the wall board around it. On a light wall it looks like a halo about the size of a dime. Three or four of them in a row along a seam is not cosmetic. It is a map of where water traveled behind the panel.
What do moisture meter readings actually tell you?
Two kinds of meters, two jobs. A pin meter drives two probes into the material and measures resistance between them, so it reads the material itself and leaves two small holes. A pinless meter uses a sensor pad and reads roughly three quarters of an inch deep without marking anything, which makes it the right tool for sweeping a wall quickly. Neither number means much on its own. Take a baseline reading first on the same material in a spot you know is dry, ideally the same wall on the opposite side of the coach, then compare. A four point spread over baseline on identical material is the signal, not the raw number.

Why is the damage almost always bigger than it looks?
Because water does not stay where it came in. An RV floor is a laminated sandwich: a thin face ply, a foam or block core, and a bottom skin. Once water gets between those layers it spreads sideways along the glue line, following the flattest path it can find, and it can travel several feet from the leak before it ever shows on the surface.
