Sudden Versus Gradual Water Damage on an RV

The short version

RV water claims turn on one question: did water enter through a sudden, accidental event, or seep in gradually over months? Carriers cover the sudden event and exclude the slow leak. Staining patterns, wood condition, sealant age, and weather records for the claimed date decide which one your adjuster writes down.

You pull the coach out of storage in March, open the door, and smell it before you see it. There is a dark ring on the bedroom ceiling panel and the floor by the closet flexes under your heel. You call the carrier, describe a wet ceiling, and the first question the adjuster asks is not how bad it is. It is when it started. That question is not small talk. It is the whole claim, and the answer decides whether the repair gets paid or gets denied in a paragraph.

Almost every RV policy pays for water that entered through a sudden and accidental event, and almost every one excludes water that worked its way in slowly through wear, deterioration, or a maintenance item the owner did not keep up. Those two categories look identical once the panel is soaked. They are not identical under a teardown. What does sudden and accidental actually mean?

Sudden means the water had a start time you can point to. A hailstone cracks the lens on a powered roof vent and rain goes through the opening that night. A tree limb comes down in a wind event and punches the membrane over the galley. A supply line fitting behind the water heater lets go while the pump is running and puts twenty gallons into the floor lamination in an afternoon. A slide topper tears in a gust and the top of the slide sits open to the sky. In each case there is a date, a mechanism, and damage that did not exist the day before.

Accidental means nobody chose it and nobody could reasonably have prevented it with normal upkeep. That is the part owners miss. A rooftop seam that you were supposed to inspect twice a year is not accidental once it opens, even if the rain that came through it fell on a specific Tuesday. The event has to be the cause, not the trigger that finally revealed a condition that was already there.

What does gradual water damage look like on a coach?

Gradual damage is the one we see most, and it almost never announces itself. Self leveling lap sealant shrinks, chalks, and pulls away from the fixture flange over two or three seasons. A front window frame weeps at the lower corner from the day the unit was bought used, a cup at a time, every time it rains. A shower surround seam opens a hairline and wicks into the wall behind it for a year. By the time the ceiling stains, the substrate has already been through several wet and dry cycles.

The physical signatures we find on a gradual leak once the panels come off:

  • Concentric tide lines in the ceiling panel, each ring a separate soaking and drying cycle
  • Wood framing darkened to a uniform gray or black rather than a fresh, bright wet stain
  • Established mold colonies on the back of the paneling, which need weeks of moisture and not one weekend
  • Fastener corrosion with layered rust scale and staining that has bled into the surrounding wood
  • Sealant that is chalked, cracked into plates, and pulled back from the flange along the whole run instead of broken at one point
  • Floor lamination separated and spongy across a broad area rather than in a defined spot under an opening

How does the adjuster decide which one it was?

The adjuster is reading physical evidence against a claimed date. Fresh damage looks fresh. A one week old soaking leaves a sharp edged wet line, light colored wood under the stain, clean fastener threads, and no biological growth. A three season leak leaves the opposite of all of that. They also pull weather data for the date you gave them, so if you report hail on a day the nearest station recorded nothing, that inconsistency lands in the file. What happens when a storm hits a seam that was already bad?

This is the hardest file we handle, and it is more common than either clean case. A roof has a section of lap sealant that failed last spring. Then a real wind event drops a limb across the same roof and opens the membrane four feet away. Both mechanisms are now feeding the same wet cavity. The carrier is looking at one interior stain that has two parents. What usually happens is a split: the structural work under the impact gets covered, the rot that predates the storm gets called wear, and the two of you argue over the middle.

The lever that moves it is physical separation. During teardown we can often show that the framing under the limb strike is wet but sound, while the framing at the old seam is punky and already colonized. Photographs of both, taken side by side with the panels off, do more than any argument on the phone. When the two mechanisms can be told apart in the vehicle itself, the covered portion usually gets written closer to what the repair actually costs.

What documentation actually helps you here?

The owners who win this argument are almost never the ones who argue better. They are the ones with dates. You do not need a thick binder. You need enough to establish what the roof and the seals looked like before the event, and enough to establish that the event happened on the day you said it did. Two phone photos a year and a note in a calendar will carry most of that load.

What to have ready when you open a water claim:

  • Dated photos of the roof, seams, and window frames taken before the loss, ideally twice a year
  • Service records for any sealant work, roof service, or window reseal, showing the date and what was done
  • Weather data for the claimed date from the nearest reporting station, saved as a screenshot
  • Photos taken the day you found the water, before anything is moved, dried, or cut open
  • Storage and parking history, since a coach kept under cover tells a different story than one that sat out for four seasons
  • A teardown report from the repairing shop that identifies each entry point separately

What should you do the week you find water?

Stop the water, then stop guessing. Get a tarp or a temporary patch over the opening so the loss does not grow, because every policy expects you to mitigate. Photograph everything before you cover it. Then call it in and describe what you found, not what you think caused it. Owners talk themselves into a denial by volunteering a theory: saying the seal has looked rough for a while turns a storm claim into a maintenance claim in one sentence. Report the facts and let the teardown establish the mechanism.

Then get it to a shop that can actually open the assembly. A moisture meter reading through a wall tells you something is wet. It does not tell you where the water came in, how far the separation runs, or whether the floor lamination has let go. Those answers come from pulling panels, and they are exactly what the carrier needs before anyone can write a real number.

My leak started with a storm but the seam was already old. Is any of it covered?

Your best tool is a teardown that physically separates the two areas with photographs. Ask your carrier how they want that documented before any panels go back on.

Does a burst water line inside the RV count as sudden damage?

Usually yes, because a fitting that lets go has a start time and an obvious mechanism. A supply line that has been weeping at a crimp for a year is a different story. Shut the pump off, photograph the failed fitting before anyone replaces it, and keep the old part. That part is your evidence.

What should I photograph before drying anything out?

Photograph the entry point from outside, the stained interior surface with something in frame for scale, the standing water or wet carpet, and any failed component still in place.
